selling property

Can anyone tell me about experiences in selling property? I am beginning my research for a potential future land transaction.

Mrs. Bucky owns a peice of property in Setagaya with her sister. The thought is that she might sell it to her sister or both sell and just split the proceeds. The land is a 7-10 minute walk from Ikejiri Ohashi station and about a block off highway 246.

From some research I have done it looks like they would have a land sale tax of 15% as they have owned the land for over 5 years (actually owned it for closer to 30 years).

Any insights into property sales?
