Apartment Renewal Blood Money

Well, the time has come for me to renew the lease on my apartment. As usual, the real estate office sent me a form asking for one month`s rent plus fees. I have paid this once before and it is specified in the agreement. However, is there any way to negotiate my way out of paying this one month of rent as a renewal fee? Any suggestions appreciated.

Agreed.

However do remember that in return you can have the apartment owner - change the TATAMI (if you have tatami) redo the FUSUMA and do any repairs needed.
