Properties with special "history"

Not very sure where to post this, but I thought this is an interesting story to share. A while back (in January), there is a murdering case happenned near my place, and to my surprise just in the begining of May, there was already new tenant coming in. From there, I have been very curious how they (the fudo-san) handle this kind of properties.

And today, I happenned to talk to a "fudo san" about this. He told me it is their duty to inform the new tenant about the recent "history" and they will usually cut down the rent to almost 50%. and let the customer decide. It was a relief to hear, as nobody told us anything when we moved in our place. But I am quite surprise how fast they were trying to push this kind properties out for rent, when I can see the unit above me was still vacant since months ago.

Well, now I know how to look for places when I move back to Tokyo, troll the obituary pages. Shit, I'll even clean the bloody mess up for a rent like that.

What surprises me is that they didn't start renting it out in March. Heck, five months between the incident to when they start to rent again is a hell of a long time, even by Canadian standards. It's not as if they are going to level the entire building just because someone was killed there.

Places stay empty for ages here... for more reasons that just a murder. People will just take the financial hit rather than rent for less than perfect reasons. But usually, people who are property owners are not really needing the monthly income.

There is a large divide between property owners and ordinary working folk in Japan. Most of Japan identifies as middle class but property owners (the people who own these apartment blocks) are in a totally different league.

Now you can search for rental apartments/ mansions/ houses with unfortunate incidents in the past throughout the country (whether it is for bargain or to avoid). Quite accurate as far as I can tell about my neighborhood.

Welfare recipients living in halfway houses for at least six months are offered the chance to live in jikobukken if they want to move out and live alone (rent is usually about 1/5th of market prices). I'm guessing the ones up for offer are the ones the welfare recipients have turned down...

Wife told me she heard that people hire themselves out to be the intermediary renters in murder houses. Then the landlord does not have to mention to the first real tenants what happened. Any truth to it in practice?

Of course, that only works out if these intermediate renters are not killed in their apartments...
