Is there a magic way to find if a land is for sale or who to contact ?

Because we are looking around a bit... and the experience has been unsettling in its randomness.

Land with a sign but no longer for sale, land without sign but who was for sale... and every other possible combination

Usually you wander into a local real estate office and ask. Unless it's a big city, any real estate agent will have a pretty good idea of what is available in the area, and will be able to handle the details for you.

A lot of that info is available on the web, too.

As above really. I suppose if you saw a piece of land that you were interested in and it was apparently unused then you could pretty easily find out who the owner is and approach them with a view to buying it.

Are you looking for commercial or residential property? Commercial is less likely to advertise on the street so what Yokohammer said goes double in that case.

You mean that as in:

-We want the land for conmercial use-

Or

-we want a land that was previously commercial- ?

Because it's just for a home... And I don't think we considered the added complication of land function classification...

(Unfortunately web and real estate people just add one layer of fog to the issue... Including one agency who don't respond to phone or email and another one which we registered by web 2 days ago and had an agent popup at the clinic yesterday evening to drop some un-web-listed properties flyers...)

It's really a bit too surrealist even by my standards. (Also seems that every new house have now 5 tatamis bedroom as new standard... With justification that it's more "eco" to heat... While isolation remains a taboo)

Real-estate agents tend to have the best properties, because they have an online system that only real-estate agents have access to.

The hard-to-sell shit can usually be found on the web.

Try to find a real-estate agent that is reliable, preferably recommended to you by a friend or acquaintance. And the first thing to ask them is what their fee is. By law it is maximum 3.15% or so (when the sales tax was 5%, so it may now be 3.24%), but sometimes it is possible to negotiate it down. Some agents have lower fees to begin with, but no guarantee that they can introduce you to the best property.

The conditions for building on the land and the classification is usually available from the agent. Once you start negotiating about the price, an agent can not start negotiating with another customer (as by custom in Japan). Do not forget to ask the owner to see the receipt of the real-estate tax he paid in the last year (usually due in January): this gives you a good impression about the tax you will be facing every year.

Give it time to find the property you like.
