Only yesterday I put cling film type material around the windows to keep the draughts out. I will put some insulation tape around the toilet door because the air vent in the ceiling seems to have no insulation or proper coverage (I can feel the cold on my head when I'm in there).

I then changed over the carpets in the living room, which features an under carpet reflective polystyrene sheet which sits underneath a carpet heater. I also brought my electrically heated oil heater out.

My flat was built less then 10 years ago and underwent a "reform" since then. The nicely decorated walls are still hollow.

I pay too much. It was a "good deal" (not great) almost 2 years ago when we moved in (it's brand new -- we're the first inhabitants) but the real estate market has gone down even further since then and will continue. While it's still a new place and a dope location, there is some demand for it, but I'm white and don't need a brand spanking new place.

I will probably move out by early 2012 once I figure out my numbers for the year. I'd say this place is worth about 20% less than I'm paying. 10% easily.

My pad can be rent out for max 16man/month and is only two years younger than the place you live in. Thick-ass walls, insulation, can be vacuum sealed against typhoon, fiber optic internet etc...

Waitwaitwaitwait... who the fuck has paid reikin in the last 5 years? Don't tell me you people aren't negotiating. If they're asking 2/2, tell them you'll give 3 deposit / no reikin. At worst they'll say 4 deposit. Reikin is done. My place was brand new and I got in at 3/0.

You should start asking for 25% off the asking price too. Worse thing they can say is no. Very few places are listed for even close to their value.

YMMV, and of course, the cheaper the place gets the less wiggle room there is, but if you're in the 15-man range, find out how long the place has been on the market. If it's just been listed, they probably won't budge. More than 2 months? Get cheap.

I was paying more than that when I was in Yokohama (which is one of the reasons I got out). Admittedly it was a house, but remember there are still plenty of "mansion" going for 600 man or more a month ... which is OK as long as "the company" pays. Back in the bubble people were paying 1.5 ~ 2 million. That was crazy, but I'm sure there are still a few of those around too.

I don't find the price of 25 man hard to believe. If you want a decent sized place in central Tokyo that's not all that expensive. But usually if you're paying 15 man or more you're not in a shit hole. However, if DP's place is really big and in someplace like Minato-ku or Chiyoda-ku I could believe it.
