Japanese Property taxes

My wife and I are purchasing some land soon and I was just told how much the property taxes were last year. It was 25 man. And I understand that there is also a property acquisition tax too which is pretty steep. Well the reason I am writing is that I have heard that there is a way to get the acquistion tax back by building a house within a certain amount of time. Does anyone know anything about this? Some one said that usually they will not tell you about this but it is available somehow.
Does anyone know about Japanese property tax loopholes.

I've replied on your thread on the 'pot, and you know I bought an old house...

But, if you go over to japanichiban.com, the boss there just bought land to build a new house on.

He should be able to help you out! At the minimum, you should chat. Maybe discover some stuff together.

It seems like there's a need for a forum dedicated to real estate in Japan... There seems to be a lot of home/land-owners from abroad. Maybe it exists already and I just don't know about it?

(Not trying to hijack, but I need to find a landlord/property management company to take care of my house. Anyone have a recommendation?)
