I suspect Choko wants to build a little bit more high-grade...

I have to start small....but even if the yen really tanks and it takes years to build, it will happen!!

Right now I plan to rent out the one I'm working on but I'm also tempted to sell and build another one or two on the property....or build while renting? not exactly decided either way.

:keyboardcoffee:

The land is above the street level....which is waaaaaaay above the level of the river. My guess is even if the dam was blown up by North Korea, the water wouldn't reach where I'm situated...but I could be wrong.

Well, there are many farms at river level...and they're dead for sure if the dam goes. My place would survive but I'm pretty sure I'd need a boat to get in/out at some point. Speaking of which, I wonder how legal an inflatable raft and trolling motor would be on some of the lakes/rivers in the area...that could be fun...

 Whoa...though I'd still be well above the "wall o' water" should shit hit the fan. Access to/from the area may nob be as problematic as I thought either....got several ways in and out that would also likely stay dry.

Hey Choko, You go back stateside fairly regularly, right? Do you keep your Drivers License current or do you use an international DL?

I know I am not Choko, but as someone who goes to the jurisdiction of his original driver's licence less often than Choko does, I still keep my non-Japanese license current. Having one written in a European language is pretty handy in other places too. You just need to have an address you can borrow back in your homeland, and work out fitting the photograph record in with your visits (which takes a little planning and getting to know the rules back home).

Thanks Wagyl. I am wondering if my "home state" it would be worth the upkeep. I never received an international dl but I figure I have a gold japanese dl, can't be too expensive or hard. I mean it's been 4 years since the last time I went home soooo.

An International Driving Permit (not actually a licence: it is just a standardised format translation of the items on the licence, you still need to carry the originating licence with you) doesn't require that you take any tests, it is just paperwork and paying the fee. Don't be confused by the fact that it is issued by the regular licensing authorities here -- for example in my home jurisdiction you get the permit from the local motorist's association. And for that reason, since mine is in English, I don't actually need to carry an International Drivers Permit in the US, the cops can read my original just fine. (And now that it is credit card sized hard plastic with cute hologrammatic devices, rather than dot-matrix printed on paper with feeder holes down the left and right margins, they recognise it as a government Issued document ...)

I've heard from fellow Canuckistanis that they do not want people licensed in two countries now...something to do with previous shenanigans regarding cross-province and/or cross country suspended drivers...

At least for California, it's something like a $25 fee and can be renewed online by credit card. I got the latest one a few months ago. International DL is awesome for driving in the states...solly afisaaa, karifoya notto raiku Tokyo! Pull out your passport, Jap DL and the international DL...they will "let you off with a warning" everytime (unless you just killed someone) Waaaaay tooo much hassle to mess with foreign drivers.

Thanks guys, I think I'm just gonna go ahead and get the Int DL and save time. Hopefully I won't get caught running redlights on the ticket camera's I'm so used to buzzing through yellow lights.

Washington State allows you to renew online too but only every other time you renew. They made a special exception for me last time but I have a feeling I'll have to visit next time if I want to keep my license.

Only tangentially related but they rejected my absentee ballot last month because they said the signature didn't match the one on file. I didn't bother sending it back.

I renewed my California DL online even when in the states.....haven't been to the DMV since 2006. Fucking Japanese 3-year renewal is a scam but I'm sure it's one of the few legit excuses sarareeeemen get to take a day (or morning) off from work.

It is only a guess but you might find you need to front up in person next time: 10 years is about as long as they like to reuse photo identification for.

I go in early when I predict that I won't be back before the next renewal and let them take a photo in advance.

And your three year license renewal here is only because you keep getting caught! Hopefully none of my naughty deeds will be discovered and I will be able to get back to a gold license again next time.

Yeah, my pic is waaaaaaaaaaaaaaaay old. But still, I'll take a once in 10 years trip to the DMV over the shit I go through here.

License renewal is more than 3 years without infractions?

I heard from a trucker the benefit was a much quicker in-n-out experience there...5 years would make life much much easier!

I think in WA it's OK to continually renew online if you live in state but if you're out of state they want you to show up in person every other time. I'm not sure what the logic is though.

At least in Tokyo you can renew your license on Sundays so I don't know how good of an excuse that is for the black-suited drones.

The mandatory safety video would take the same amount of time no matter what day you went. All the other stuff only took me about 30 mins or so last time.
