I work long hours these days... Generally I am up at about 7 and hit the sack around 2. I "lurk" on and off the board during the day for brief (brief in theory anyway) mental breaks. During really busy periods I'm not here too much.

So, Jack, what is this mystery business that you are going to open in Japan, in the coming years? Just gonna leave Canada, come here and open a business in Japan?

Scouting locations sure sounds fun. Sounding like a regular Hollywood type there, Jackie boy. Got a script being considered for something over at MGM, also, huh?

Yes, that's the plan. That's the reason I'm in Tokyo five times a year. My business plan requires a specific type of location and in Tokyo there are no such things as empty stores with a "for rent" sign on the window. I need a street level location that is at least 1,500 square feet, bigger if possible. I am an unknown quantity in Japan so landlords are naturally weary. We will probably end up buying a business for the location and tear it down to take over the space. It's complicated which is why it will take some time before we find the right location.

I couldn't fiuind a better word so I used "scouting". I didn't make the Hollywood connection, I was thinking more about the scouts in black suits at kabukicho.

This is Osaka's largest mansion project: St. Place City. There will be 1,160 units altogether on the site of an old paper mill and the development is expected to cost around 50 billion yen, It will also be the first residential facility in the country to have its own gas production capability. 34 million yen will buy you a 70 square metre apartment and if you want 100 square metres then it will be more like 65 million yen. Sales for the first 15 storey complex of 248 units start in May and that part of the project will be completed by March next year. A 38 storey tower block is also on the drawing board however raw material prices continue to rise and the demand for new apartments has been on the decline in recent months. This project is seen as something of a test case to see whether the developer can sell units at its asking price or else will be forced to cut prices.

The Tokyo Bay Twin Towers look quite boring architecturally.

The

Namba Parks Project

in Osaka is a much more interesting design, especially with regards to landscaping around the main building.

That new building in Nishi Shinjuku that looks like a dildo on steroids in another interesting project.
Never criticize anyone until you've walked several kilometres in their shoes.
Because

Forbes: Japan's Daikyo, Dia Kensetsu to slash unsold condominium prices
Japanese condominium developers Daikyo Inc. and Dia Kensetsu Co. have decided to reduce the prices of unsold condos by as much as 10 percent to eliminate swelling inventories caused by sluggish demand, the Nikkei newspaper reported at the weekend without citing sources. In the year to March 2008 Daikyo released a total of 6,000 new condos, and about 800 units, or more than 10 percent of them, remain unsold in the Tokyo metropolitan area and elsewhere. The company has seen the number of unsold units double from a year earlier and it aims to sell them all by the end of September, the report said. As part of the effort, it plans to set up a special team of 30 to 50 sales people. As of the end of March 2008, Dia Kensetsu had about 540 unsold units, mainly in regional cities, and it hopes to sell them by the end of September. Mitsubishi Estate saw the number of unsold units jump 70 percent year-on-year to 214 at the end of March 2008 and it is considering cutting their prices, the Nikkei said.

Forbes: Japan's Daikyo, Dia Kensetsu to slash unsold condominium prices

Bloomberg: Suruga Files for Bankruptcy Protection in Japan
Suruga Corp., a Japanese developer of condominiums, filed for bankruptcy protection at the Tokyo District Court after accumulating debt of about 62 billion yen ($576 million). "We are unable to properly repay our debt or to conduct fund-raising," the Yokohama-based company said in a statement released today on the Tokyo Stock Exchange. "We will restore public trust and restructure our business by considering the advice of our attorney and the court." The Tokyo Stock Exchange will delist Suruga's stock tomorrow. The shares fell 2.9 percent to 201 yen. Suruga has tumbled 93 percent in the last 12 months. Suruga's 21 billion yen of unsecured senior public offered- corporate bonds are in default. It is first time since September 2001, when Mycal Corp. defaulted, that public offered-debt has been in default. Japan Credit Rating Agency Ltd. downgraded the property company. Suruga's senior debt rating was cut to D from CCC. The D level indicates the debt is in default, according to JCR ratings definitions.

This is the 54 storey Kitahama Tower and Plaza in Osaka which has just been completed and, at 209 metres, claims to be the tallest apartment block in Japan. The Tokyo Towers at the beginning of this thread are 194 metres tall while OSaka's Cross Tower reaches 200m. You would imagine the developers, a unit of Sanyo Electric, must be nervous about the prospects of selling units in these difficult times but they claim to have nearly sold out of the luxury apartments at the top of the tower. The highest price tag is 580 million yen for the "penthouse".

This new development in Kawasaki has just been opened to the public. The main tower has 59 storeys, more than Tokyo Towers and the Osaka block above, but it comes in at 197m which is a few metres short of Kitahama Tower.

The weeklies, who depend heavily on advertising from real estate companies, are declaring the first signs of market recovery. ZakZak saysthat Kitahama Tower apartments have now sold out while there are only a few left in the new Kawasaki development (both shown in earlier posts). The market will stop falling at some point but it would probably pay to be sceptical of these claims.
