But that's for pro buildings, the house has been fully paid for long ago.

That's under the closing costs, not included/required and can reduce taxable income depending on the property. It costs money to get the insurances (dugh) and is typically done when you are at the bank as they offer the insurances as a package. If you do get financing, get the whole package so you can "negotiate" the interest rate for year 2+ of the contract.

Typical package is bank account, gold card (with x^10 clubs, points, store discounts), fire, earthquake, and life coverage for contract term.

Same, but there are different products from different banks. I have seen 3 or 4 that are uniquely different to date. From resona, mufj, smbc, and some other bank that is not coming to mind. Terms have to stay the same, same conditions, but the banks put a twist to the packages they have for mortgages.

I have to do another one of these next month... I will ask the guy at the bank quietly about the real differences and if the banks all are using some other company's product.

So the difference if it is mortgaged or not is who you get the insurance from.

I will dig in the filing cabinet today to see if i was able to get some copies of the fire and quake insurance.

I will get some concrete numbers and post it all up in logic format for you... Prolly like case statements or something. But i not sure how good my translation will be.
