So my Tokyo man-shun 2 year contract was up last August...but then IPU moved in and with the rent and lemurs being shared, suddenly life was that much easier. So we've been paying month to month as usual and suddenly there is a envelope from the fudoyasan in the post, (owner lives below us but she doesn't handle anything...the fudoyasan basically handles all.) demanding 契約更新料 (contract renewal fee) of 1 month's rent for the contract that ended 5 months ago. Never once was asked to pay before (when the contract ended) in Aug. and I figured they were just happy to have someone that paid on time. Sooooo, while I know most sappy Japanese wouldn't question this and just pay...I'm wondering what the legal stance is on this? IIRC, many just ignore this shit and continue to pay their monthly rent?

Read your contract.
If you're obliged to pay renewal it'll be stipulated in the current contract.
If it's not there you can forget it.

I'm guessing it was in the original contract Yoko....but that expired 5 months ago so I wonder if it would legally apply as I haven't signed a new contract and here we are 5 months later and I'm being asked to sign one and pay. I guess it comes down to how much of a dick I want to be to the old dude but I do need to find my original contract as there is a chance a haggled that koushin fee away with the reikin.

Legally, your contract carries over when you renew, so any terms in the original remain in effect. They shouldn't need you to sign a new contract unless some terms have changed.

Reality check: first compare the cost of that consultation with a lawyer with the amount you would be required to pay in renewal fees.
